While renting a property can make huge business for the landowners, managing the same can create an end number of legal issues, provided some veritable threats are not prevented beforehand.

Get it written

Make sure that you get the agreement in a written form before you rent the property. The written lease will not only bear the important facts of your deal with the tenants, but will also hold you off from any unwanted dispute. From the name of the tenant to the span of the tenacy, every minute detail should be clearly mentioned in the document.

Timely inspection

Also, a landlord should make it a habit to inspect the property on time. According to the health and safety regulations, a landlord should always make sure that the tenants receive no harm due to certain laxity from his/her end. Moreover, a landowner should always keep a keen eye on the tenants to check if they are indulged in any unwanted activity.

Timely maintenance

As a landlord, it’s your core responsibility to maintain the property in a way that suits the tenants’ requirements the best. Failing to provide the occupants with these basic amenities will not only let you incur a significant loss, but can also make you violate the fundamental real estate regulations, thereby holding you answerable to the law. Especially, with a lot of safety issues depending on the accountability of the landlord, you cannot just get away with this liability. In case, any injury happens due to your negligence, the occupants have every authority to move out and inform the state about the same. Thus, timely repair and maintenance always holds a great importance that no landlord should ever close his eyes to.

Never intrude into the tenants’ privacy

This is perhaps one of the most important yardsticks for every landlord wanting to adhere to the basic etiquette, thereby meeting up the expectations of the residents. Since most of the laws confer greater emphasis on the privacy of the tenants, a landlord cannot just enter the rental unit whenever he/she wants. He/she can only get into the house in case of emergency and in occasions like showing the property to the potential customers, inspecting the house, making repairs etc.

Avoid discrimination

If you are out to make business, you should never discriminate among your potential customers. Landowners who happen to rent property based on such extraneous factors like gender, age, familial status, nationality or color are never likely to make the best out of it. Rather, as a wise landlord, you should make your decision hinged on some veritable grounds like income statement, credit history, employment declaration etc.

Last but not the least; always try to solve the arbitrary disputes with your tenants without any lawsuit. Try to work out the issues over rent, repair, maintenance, deposits etc. in person. You can meet them, have a word with them and make an easy attempt to resolve the matters.
